Why one room never gets warm, and what sealing actually fixes
The back bedroom stays cold. The hallway register barely moves a tissue. Usually that is leakage, not a weak furnace. Air is escaping before it reaches you. In 1950s-70s tract houses the culprit is often the sheet metal trunk in a vented attic. Original cloth-tape joints dry out and let go. The tape looks fine from below. Peel a corner and it crumbles.
Flex duct fails differently. Homes from the 1980s on, plus most condo and townhome construction, run R-6 or R-8 flex with zip-tie connections. Those ties loosen at the boot. The inner liner pulls back off the collar while the outer jacket still looks connected. Sags and kinks choke airflow further. We also find attic blown-in insulation sucked into disconnected boots. That gray fuzz at your register is the tell.
Sealing means mastic, not tape. Brushed on joints, boots and plenum seams, then left to cure. Foil tape has a place, but only on clean metal.
Crawlspace returns deserve their own look. Many 1920s-40s homes were retrofitted with flex snaked under the floor. A leaking return there pulls unfiltered subfloor air, rodent debris and damp. Cleaning alone will not stop that. The connection has to be made airtight.
