Does sanitizing actually fix a duct odor?

Not on its own. Sanitizing is the step after source removal, never instead of it. Spraying disinfectant over rodent droppings or nesting just wets them. Clean first with brushing and negative-air collection, then treat. Only then does an EPA-registered antimicrobial labeled for HVAC surfaces do anything useful.

Material decides the method. Bare sheet metal trunks in 1950s–70s tract attics accept treatment well. Deteriorated fiberglass liner does not. Porous liner holds odor down inside the fiber, so coating the surface masks it for a few weeks. That liner needs replacement, not chemicals, and we say so. Flex inner cores are nonporous but corrugated, and debris sits in the ribs until it is agitated loose.

Local findings drive most of these calls. Fireplace and wildfire ash settled in return plenums. Salt and fine marine dust crusting registers. Condensation staining on supply trunks after foggy summer mornings signals a dew point and insulation problem, and treating around it only resets the clock. Crawlspace returns pulling unfiltered subfloor air are the other repeat offender.

Access changes the work. Low 1920s–40s crawlspaces with flex snaked between joists take far longer than a walkable attic. Where blown-in insulation has been sucked into disconnected boots, the boot gets repaired before anything is sanitized.
